Home buyers want to be blown away when they visit your home. Your job then, when preparing your home for sale, is to do everything possible to give the buyer what they are looking for in terms of condition and amenities.

If you make the effort to do this it will almost certainly reflect positively on your bottom-line net profit when you get to the closing table. Preparing your home for sale and keeping it in good condition while its on the market is one of the most important and crucial aspects of successfully selling the home yourself.

Some homeowners go into the whole “for sale by owner” experience with the thought that they’re saving themselves the cost of the commission and in the end they’ll come away with more money at the end of it all. However, Realtors can often get you a higher price for your house than you can negotiate yourself. Realtors will know what the current price of comparable homes on the market are selling for so that you don’t price your home so high that it lingers on the market for months or so low that you lose out on the money that you deserve to get for your home.

A common complaint that is often heard by home owners who haven’t dealt with a good Realtor before is that “realtors don’t really DO anything”; while it is unfortunate that sometimes that may appear to be true, the majority of Realtors work hard on your behalf.

Here are a few additional ideas that are inexpensive – but important – when getting your home ready for sale:

* Make sure the front porch and entry area are spotless.

* Keep the curtain and blinds open and the lights on at all times during showings.

* Replace any mildewy or stained shower curtains with new, clean, bright and fresh ones.

* Caulk around any windows that leak.

* If your roof is visibly damaged it may be a good idea to call your insurance agent because this will be a problem during the inspection.

* Make sure the doorbell works. If its not working it gets your home off to a bad showing right away.

* Eliminate all pet odors.

* Have your carpets professionally cleaned. This is inexpensive – but is usually profitable to your bottom-line.

* Have the furnace inspected, cleaned and certified. This always comes up during the inspection.

* If you have an automatic garage door opener – makes sure it works.

* Remove dead trees and shrubs. It’s a good investment to add new trees and shrubs or trim the old dead branches.

All in all, it’s not difficult to hammer a sign into your lawn that says “Home for Sale by Owner”, but actually getting your home sold this way can be a very long, drawn-out process fraught with stress and anxiety for the home owner. To alleviate a lot of the time and difficulty in getting your home sold for a fair amount and within a reasonable amount of time it is well worth paying a professional Realtor to help you get the job done properly and with as little headache as possible.

homes for sale One of the most transparent benefits of an FSBO home sale to many home owners is that sticking that ‘For Sale By Owner’ sign in their front yard says that they might have some control over the selling of their home. However, what are the benefits of an FSBO home sale, and how do you go about doing it.

juegos No Heckling:

From The Agents: If you are dealing through a real estate agent, chances are that you will be constantly heckled and convinced by the agent into buying ‘A’ or ‘B’ property. The only motive they have is commission from both the buyer and seller, while you may have several other considerations and requirements to meet before you actually finalize your purchase. For instance, mortgage conditions, arrangement of finances, sale of another property to meet financial requirements etc. Amidst all this, if the real estate agent constantly heckles you, the transaction seems more of a burden and invariably, wrong deals are entered into in such a hurry.

More Choices:

With real estate agents, you are offered a limited choice of properties to choose from. But the FSBO listing can have numerous choices for the buyers. And moreover, you are free to choose and explore the properties at your own convenience, unlike the dealings with real estate agents in which you are bound by the timings and convenience of the agent.

trabajo More Scope For Bargaining:

Rest assured, most of the time, the FSBO properties are priced on a higher scale than the actual market price. This gives you more chance for bargaining by showing the seller the prevailing prices. Moreover, while you are dealing directly with the owner, this gives you a better handle over the negotiations than dealing through an interlocutor (read ‘real estate agent’).

Chance To Strike Outrageous Deals:

One of the primary reasons for the owners to sell the property directly is the requirement for immediate cash to meet personal commitments.

Disadvantages of buying property direct from owners

Along with the benefits, there are some crucial disadvantages associated with buying property directly from the owner. These pitfalls include:

Growing Public Acceptance of the FSBO Process – A few years ago, most buyers would have been wary of a home with an FSBO sign in the front yard. However, since more and more home owners have opted in for this type of home sale, not only are many more people actually looking for those signs, but an entire support industry seems to have sprung up to assist the homeowner who has decided to try the ‘for sale by owner’ route. Newspapers offer advertising packages and guidance, for example, and even some realtors have jumped on the bandwagon by offering assistance and guidance to the homeowner – for a fee, of course.

A Desire for Control of the Home Sale Process – I alluded to this above in the opening paragraph. Many people just want to have some control over the process and not feel that they are a pawn in the hands of the real estate agent.

Additionally, some people want to be involved in showing the house, explaining its values and even such simple things as ‘how nice the next door neighbor is’ to prospective buyers. Some people feel that this more personal approach may do more to sell the house than a realtor’s remark about how the owner mentioned that it was a nice neighborhood to live in.

Lack of Technical Expertise on the Part of Owner:

An owner of the house may not be aware about the actual covered area of each portion of the house. And moreover, the measurements of individual rooms, kitchen, bathroom etc. are, generally, unknown to the owners. This is an expert’s job and only a skillful real estate agent can tell you the accurate measurements and details about the property in question.

These are some of the important aspects that a potential buyer of the property FSBO should be aware of. Otherwise, there is no rule of thumb as to whether you should buy property FSBO or not You can be published without charge. You can to republish this article in your website or blog.
